Notary Fees

The notary charges a flat fee of €20, and their total fee ranges from 0.1% to 0.8% of the objective or market value of the property (whichever is higher). A 24% VAT is added to the final amount.

Land Registry/Cadastral Fees

These are the fees for registering the sale contract with the land registry. The registration finalizes the transfer of the property. The buyer must pay the registration fee, calculated at a rate of 0.475% of the property value, plus 24% VAT.

Taxes

The Property Transfer Tax (Φ.Μ.Α.) is 3% of the objective or listed value of the property. Additionally, a 3% fee on the Φ.Μ.Α. applies for the municipality where the property is located. A 24% VAT is added to the final amount.

Municipality Tax

This is calculated as 3% of the Property Transfer Tax.

Lawyer Fees

While having a lawyer present for signing contracts is optional, it can be highly beneficial during the sale process. If the contract specifies the presence of a lawyer, their fee ranges from 0.01% to 1% of the property's value. A 24% VAT is added to the final amount.

Real Estate Agency Fees

The commission for the real estate agent is set at 2% of the property's sale price, though this percentage often increases. A 24% VAT is added to the final amount.

What are the seller's expenses?

  • Engineer's fee for certification under Law 4495/2017 (non-infringement certification or settlement of irregularities if any exist).
  • Engineer's fee for the preparation of the Energy Performance Certificate for the property.
  • Lawyer's fee. This is an optional choice.
